Samurai sword-wielding CEO James Jacobs is offering his armed services to remove squatters for tenants dealing with occupants who refuse to leave in the Northern California area.

Squatting is an ongoing issue in California, with lawmakers such as Republican state Assemblyman Carl DeMaio attempting to introduce legislation that would allow property owners to immediately remove squatters. The proposal was ultimately rejected by the Democratic majority.

Jacobs, the CEO of ASAP Squatter Removal, has been in the business for several years, with his website claiming a “95%+ success rate,” according to KRON4.

“At ASAP Squatter Removal, we remove unwanted occupants quickly and legally while ensuring you are never liable for our actions. As independent contractors, we make all decisions ourselves—you don’t give us orders, and we don’t act on your behalf,” the site states.

Jacobs, according to the ASAP Squatter Removal website, brings “real-world combat training and experience to the table,” citing more than 20 years of mixed martial arts experience, advanced melee weapons training and four years of NRA and USCCA certification.

In addition to his sword, the operation uses what it describes as professional-grade tactical gear to secure properties, including firearms such as shotguns and rifles, full-body ballistic armor, flashbangs, smoke grenades, tear gas, gas masks, custom ammunition and other tactical equipment.

Jacobs told KRON4 that when assisting a client, his team first conducts surveillance to pre-approve potential cases and confirm that squatters are illegally occupying the property. After that initial check, a process he described as “breach and clear” is carried out, in which Jacobs enters the property to clear each room and ensure there is no threat.

Lease agreements, according to Jacobs, are signed between him and the property owners, allowing his team to enter the property and remove the squatters.

Despite concerns about potential legal issues stemming from his services, Jacobs told the outlet that he takes extensive precautions to avoid any legal problems down the line.

“I have a million-dollar insurance policy. I have an in-house attorney, heck, people make wrongful claims against my business all the time just to try and get money,” Jacobs told KRON4.

According to the outlet, Jacobs’ services start at $10,000. The CEO currently has a 5-star rating on Yelp from five reviews, with one exclaiming how “incredible” Jacobs and his team were.

“They literally handled our squatter situation within 24 hours in California! These people literally were refusing to leave and refused to pay us for months- it was terrible,” Hugo A. wrote on Yelp.

“The courts were dragging and James and his team- literally got this done within 72 hours. These guys are literal super heroes! They are professional, timely, and worth every penny!” Hugo A. added.
